Include Your Properties Sold

When you're designing a website to help your career in Thornhill real estate, you're aiming for two basic things: to convince readers that you're the one they want to hire to sell their properties, and to keep things simple so that buyers can find the properties you have for sale. So it can often be a major dilemma whether to include extraneous information such as the properties you have already sold. Here are the pros and cons of including this information.

Pros

When buyers are searching for someone to help them get rid of their Ajax houses for sale, they want someone who knows what they're doing. One of the easiest ways to prove to them that you know what you're doing is to present to them evidence that you've gone through the process with satisfactory results already. You could include your statistics on your website or offer testimonials from former clients, but it's easier just to include your sold listings.

Including the listings you have already sold in amongst the listings for condos for sale in Toronto that are still unsold is that sellers can look at the properties that are similar in size and location to their home and get an idea of how much money you could bring in for them. Statistics doesn't help with that, and neither do testimonials. They need to see and read about the property with their own eyes.

Cons

Of course, as much as it helps sellers decide that they want to hire you as their London, Ontario real estate agent, including your sold listings can also hurt your chances of attracting new buyers to the homes that are not yet sold. This is because having a lot of sold listings lying around will clutter up the listings on your website with information that is useless to buyers. Instead of wading through it all, they may go elsewhere.

Even having your sold listings separate from the Toronto MLS listings for ease of navigation may not be enough. When buyers see a vast number of listings, whether they're marked sold or still for sale, they automatically assume that you've got a lot on the go. Some buyers and even sellers may be turned off by this, thinking that if you're juggling so many properties already, you won't have enough time to devote to theirs. This is why it's a good idea to only keep a certain number of sold listings up instead of all of them.
